Topping the Charts

Keller Williams has the most generous and unique commission structure in the industry--one that allows new agents to start making money immediately, and rewards top producers with the best commission splits in the business.

Challenging a Culture of Deception

At most real estate brokerages, the goal is to capture as much money as possible from every agent within the brokerage. For this reason, brokers deceive agents by making them believe unfair commission splits are an unavoidable aspect of the real estate industry.

At KW, our books are open to all of our associates. This transparency allows us to educate our associates about the true nature of commission splits within the real estate industry.

Two Lies Brokers Tell Agents About Commission Splits...

Two Lies"You need to work your way up the food chain"
When a new agent walks through the doors at most brokerages, the broker will tell the agent that they need to start at a very low commission split (often 50/50), because there are so many resources required to support a new agent. They are told that in order to receive a better commission split, they will need to prove themselves, and work their way up the food chain.

"If you make more, you need to pay more"
Ironically, once an agent reaches the level of top producer, and is ready to negotiate a better commission split, the brokerage is no longer a "food chain." Now, it's a "family," where those who are most successful help out the ones who are less successful, by chipping in more. Sure, you pay twice as much in commission fees as anyone else, but that's the price of being a leader.

The Keller Williams Approach to Commission Splits...

KW ApproachLevel playing field
At KW, everyone starts with the same commission split, so you keep as much of your money as possible. It doesn't matter if you are a brand new agent or a 20-year-veteran, your commission split will be the same until you reach your cap. Then you keep it all.

Success is rewarded
At each market center, at the beginning of each fiscal year, a "cap" is established. Once the agent reaches this number, the market center stops collecting any commission fees from that agent for the remainder of the year. In other words, your commission split immediately becomes 100%. "Capping" is common within KW, and it's the main reason that KW is just as popular with top producers as with brand new agents.
